How the maths works

Each payment covers interest first, then the balance.

For a standard amortising loan, each monthly payment covers the interest due that month plus a slice of the principal. Early payments are interest-heavy; later ones chip away more of the balance. The calculator uses the amount, term and annual rate to solve for a level monthly payment.

That is why the term does so much of the work. A longer term lowers the monthly payment but raises total interest. A lower rate cuts both.

It assumes one simple shape

The figures describe an amortising loan paid in equal monthly instalments. That is the most common shape, and it is the only one this tool draws.
